During her fifteen year career with the FBI, Bridgett Maynard-Dennis learned the importance of having high expectations of herself, being 100% accurate all of the time, and being ready to go anytime, anywhere. Although the work was very rewarding, the demanding lifestyle left Bridgett feeling torn between her dedication to her job and her responsibilities to her two young children. Seeking a career that would provide a better balance between work and family, Bridgett accepted a position with a title and escrow company where she became a licensed Title Agent. In 2007, she coupled her title experience with her people skills and her penchant for accuracy to found Maynard &Dennis Title with her husband, Ken, and her son, Jeff. Maynard & Dennis Title is a family-owned and operated title and escrow company. Our goal is to protect property buyers and lenders from problems that might affect title ownership. We review the records on file at the County Recorder's office to determine if the property is free from encumbrances such as mortgages, liens, and past due taxes. We then issue new titles showing that everything has been taken care of properly and our escrow service coordinates the details of the closing with the Realtors, lenders, buyer, and the seller. From making sure the title is clean to transferring the title and delivering the appropriate fees properly, we handle all the final details in the transference of real property.
Ohio is a dower state, meaning that each spouse has a 50% interest in any real estate property owned by the other spouse regardless of whether their name is on the title or not. In the case of properties transferred per a divorce agreement, we make sure that the parties have settled equity and each has been paid properly. Ohio also supports child support liens. If court ordered child support has not been paid in full, the property in question may very well have a child support lien that must be settled before the title is transferred. Our examiners review the property's records for the past 42 years for purchases and 10 years and 2 owners back for refinances to make sure each title is free and clear.
